This is illegal!
We remind that it is illegal to run a business which uses common areas (like keeping rental cars on public parking places) in Regina gardens.

How can someone find it normal to let his / her dog do it`s business on others property?
From now on owners responsible for such actions will be found and reported to authorities.

We are waiting for Vesta to finalize work they have started and to clean up where they have finished.
Gate C was tampered with
Someone cut off electricity to Gate C which left it open. OMC again reminds Vesta that all electricity rooms have to be locked off.
This is not how it should be done
Despite many requests to stop, we still see dumping of garbage. Responsible will be found and will have to pay for removal.
It`s summer, but OMC is not on vacation :)

Pay attention to the speed limit
It is a speed limit of 15 km/h in Regina Gardens. Please, respect that.

It is illegal to tamper with electricity in public areas.

We see people throwing rubbish in wrong bins. Please read included circular about proper use.
Private sunbeds - last warning!
A number of private sunbeds left around pool B over winter risk to be disposed of. Deadline: 31.05.
Small pool is now clean!
Blockage in the pump has been fixed today morning and pool is now being cleaned and is soon ready to be used.
New Season has started!
We start a new season with a number of visual & technical improvements to common areas.

New areas of dry river around Pool A are now made nice with wonderful flowers.

End of day 2, and 26 sections (around 25-30%) of the fence are in place.

Installation of the new fence have started. A long awaited security improvement for whole Regina.

Preparations are being done for fence installation. Trees are being trimmed to make space for new fence.

New debt recovery!
We are getting 1 300,- EUR back due to sale of B1-204. We are happy to see that list of long term debtors is getting shorter and shorter and is contributing to our abilities to improve RG1 without asking for additional funds from current owners.
Hatches are repaired!
OMC & Vesta are working closely together these days through a list of 42 points which require attention after last week's roadworks. But other matters are not forgotten: 2 damaged hatches were on top of our list for 2 weeks and are now repaired. Happy & safe walking around RG1 :)

New umbrallas around pools!
We are happy to inform that new umbrellas are installed around both pools to provide more sitting places with shade.
Garbage near B4!
Owner of the garbage has been found, and pile will be removed 4`th of july. An excellent example to follow!
Gate B fence is improved!
Temporary fence on the right side of Gate B is now replaced with a nice permanent fence.

Around 30 trees are being trimmed (and some cut) to make Regina look beautiful before summer holidays

Dry River project
We have finalized first stage of Dry River project. Over 100 plants are planted transforming 4 areas of empty river to a river of flowers.

Not to give anyone a bright idea, but someone is actually stealing bulbs from lights around Regina..
Fence on kiosk side!

Traffic rules in Regina!
Please respect that Regina Gardens is a residental area with a speed limit of 20kph and full priority for pedestrians.
Lift Certification!
All required lift inspections and tests were carried out in March 2023 and certificates have been issued which are valid until March 2025.

Christmas comes early this year! Vesta Holidays are painting bridges & umbrellas (among many other things) as their Xmas present to all owners.
Do you have a satellite dish?
Owners of satellite dishes in apartments blocks are requested to inform Vesta Holidays if you are an owner of a dish, and if it is in use or not!
Clean up after your pets!
We have received a number reports of owners allowing their dogs to foul in the common areas. This is strictly prohibited and will be reacted on!
Garden improvement
2 grass areas are getting some more flowers & dry levantas will be replaced withing next 2 weeks.

This open space will be closed with a temporary fence. Offer is approved, and we are waiting for Vesta Holidays to do required pre-payment.
Use of emergency services!
When emergency services are needed, time is usually of the essence. Please, read this information to be prepared.
Good news! Reduction in water costs
We are pleased to report that in 2022 there was a reduction of €3,023 in the cost of water, indicating that investing in this system has paid for itself within 12 months.
Increased fire safety!
RG1 is now registered with the Fire Department, and they can gain access through any gate if they are called in an emergency.
Ready for Winter!
Wooden boxes which house electronic equipment for gates operation are prepared for the rain season. Now with roofs and painted.
Insurance payment received
Full insurance payment of 1850,- EUR (+VAT) was received by Vesta Holidays today, 23.11.2022. Owners will not need to pay anything for this repair.
New Committee in place
New committee for the period of 2022 - 2023 was elected on the AGM meeting 14.11.2022. Read more in news.

BIG TRIM COMPLETE
Cutting, trimming and cleaning of the area from M68 all the way to the end of Block 2 took place and was recently just completed.
17 palms have been trimmed as well.

Please find attached the latest October newsletter for our beloved project.
MAIN GATES DAMAGE
On 05.10.2022 at about 09.30am, main car gate to RG1 was very seriously damaged by one of our neighbors.
OMC immediately informed the Insurance company CNP in written form. VH informed the Police. Records of the case are available from witnesses and cameras.
CNP asked us not to move or remove any part of gate until their experts have concluded all the necessary investigations. CNP is already in contact with the Insurance company handling the vehicle on the neighbor who did the damage.
CNP’s protocol was documented on the 07.10.22. Personnel of the other company “Anytime” inspected the gate on 11.10.2022.
Only after the insurance companies are done, Metal Tec. Can repair the gates. The opening Mechanism of the gates is fully broken and has to be replaced with a new one. The metal frames will be repaired.
We got a quotation on the 14.10.2022. Cost = 1850.00 Euros plus VAT. Information was sent by OMC to CNP.
Plan is to finish the repairs and put gates into operation next week, till 21.10.2022.

INDICATIONS
To ensure the safety of vehicles and that of the gates, certain indications were installed.
Stop lines – do not cross while gates are opening. It will secure vehicles and gates from any damages and problems.
Warning sign – our complex is equipped with cameras. Any damage of the common and private property will be reported to the Police.

LEAF BLOWERS
Dear Owners, the use of leaf blowers for the cleaning of the any part of the territory of Regina Gardens 1 is strictly
prohibited.
Blower could be used only by trained gardeners to clean green areas and areas around plants.
Using of blowers by workers and cleaners to “clean’ roads and pass ways means blowing dust from
roads into apartments and gardens of Owners.
It is not cleaning – it is polluting of Owners properties and spoiling of Owners health!
Please report all cases of anyone using of blowers to Vesta Holidays ([email protected] and
Owners Committee (OMC RG1) ([email protected]).
Only together we can make RG1 and our Properties clean and do it without noise and clouds of dust.
GATES ARE OPERATIONAL EVERYWHERE
As security was voted to be the number 1 concern of the society, the OMC worked tirelessly to see the gates be installed together with a CCTV monitoring system.
Now that these 2 steps have been completed, the OMC will be able to focus on the next steps, such as covering easy to enter spots from the sides of the complex to further enhance security. Together with that, the OMC will also be able to focus on various aesthetic/cleanliness aspects of the project so it can be helped further rejuvenate.
The OMC thanks all the residents for their support, understanding and ideas so far, and look forward to the next steps that need to be undertaken.

GATES - PROGRESS
1. According to plan around the 15.07.2022 the 4 major gates have to be installed.
2. Currently 13.07.2022 – Gates are being installed within schedule.
3. Vehicle noise levels have dropped by half as the complex is no longer used as a shortcut to other locations.
4. Less foreign vehicles passing by the complex, less road damages and thus lowered future costs.
5. When everything is fully functional, it will further reduce unnecessary traffic within, and also hopefully aid with the important matter of security.
CCTV INSTALLATION APROXIMATE TIMELINE UPDATE
As per the latest community vote, the installation of a CCTV monitoring system is in the works and will begin around the 15th of July.
As the monitoring system installation progresses, it will be accompanied by the long awaited gates at all entrances of the project.

GATES GO LIVE
After a lot of hard work, countless meetings and negotiations, we have managed to reach the final point for successful operation of the gates for RG1.
This is a essential step to improve the security of the complex and also massively decrease the amount of unwelcome vehicles and passerby's.

BINS FOR PLASTIC AND PAPER
A new bin ONLY FOR PAPER has been placed near the VH club, and also a 2nd and new bin for PLASTICS has been added as well.
CAT RESTROOM PREVENTION
As of last week, the sign holding area near pool A has been filled with gravel which will prevent cats from using the ground as a restroom.
This will consequently prevent bad odors from being formed in this area.

INFO ON SEPA PAYMENTS FOR COMMUNAL FEES
A letter from the Treasurer Karen B. to the residents regarding the matter of SEPA payments which makes the whole process of paying for communal fees significantly easier and more efficient regardless of the owners location at the time of payment.
GARBAGE DISPOSAL NOTICE
Residents from block 5 AND 6 are regularly disposing of their trash NEAR the trash bins and NOT inside, as seen on the photos above.
Additionally, due to disposing of NON-STANDARD waste like furniture, mattresses, construction materials and other similar items which are not accepted by the refuse authority's vehicles, the rest of the residents are overcharged for the NON-STANDARD refuse collection performed by Vesta, as there is no other way to dispose of the said refuse.
Owners are respectfully asked to take NON-STANDARD refuse to the municipality designated collection points.

APRIL 12 MEETING OUTCOME
The 2nd residential meeting was held on the 12th of April 2022 and an almost unanimous vote was reached to successfully implement NEW modern security measures to further protect the complex as an initial step. Later steps will include re-painting and fixing of the roads.

REGINA 1 CLEANING SCHEDULE
Our neighbors and co-residents have reached out to the OMC to ask about the cleaning schedules of RG1.
The OMC was also asked to step in and try to improve the efficiency of the cleaning efforts.
We have further discussed the matter with VH and have posted here the schedule that is officially being followed by the VH personnel.
We hope to have already observed improvements and to see more coming.
NEW SIGNS
A big informational board was placed at the entrance of RG1 near the VH club house.
Additionally, for the the safety of all residents, young and not so young, safety signs were places in various locations of the project. Hopefully they should remind everyone to follow the basic movement rules that can help create a more peaceful community.
The BLUE sign represents "Living Area" and is a universal sign used all around the world and stands for:
- Max Vehicle speed 20kmh
- Pedestrians have absolute priority
- Car engines should be OFF when not moving
RG1 DEBTOR UPDATES
Debtors are those owners in RG1 who owe money to the rest of the owners of RG 1, in respect of arrears associated with levies/fees on their properties.
By recovering the outstanding debts we are able to increase the funds that enable works to be carried out for the improvement of RG1, and ensure a stable financial position for the complex.

NEIGHBORS REQUEST FROM 3 YEARS FULFILLED!
Long awaiting (3 years) request of some of our neighbors, was finally fulfilled yesterday.
The requested Information boards have been relocated to a new and much better position.
NEW INSURANCE
After weeks of negotiations with insurance companies, we have finally managed to arrange a significantly better deal for our complex.
The new insurance is with the CNP group and it will have the same yearly price as the old insurance used to have.
The main differences are that the old insurance covered only up to €0.5m in damages, while the NEW insurance will cover up to €1.5m in damages, plus a few more improvements regarding fires and other possible damages.
START OF LONG AWAITED GARDENS RENOVATION
The 24th of November 2021, marks the beginning of the RG1 garden renovations.
That includes a new more economic irrigation system and other approaches to make everything more efficient and better looking.
The currently implemented upgrades will return the investment within 2 year. Leaving us with the new gardens and lower annual fees afterwards.
INFO BOARDS
Information boards have been successfully placed in all major entrances of RG1.
The information they contain on at the point of this writing (12/11/2021) is:
1. Information that % for debts is introduced from 01.01.2022 and possible means to pay.
2. Rules for using the pools.
3. Information about the “Recycling station”
4. Useful phone numbers and addresses.
5. Last “Information letter”.
THIS JUST IN:
As a result of negotiations between OMC and Vesta Holidays (VH) on 27/09/2021, it is concluded that as of the 28/09/2021, VH vehicles will no longer be riding trough Regina Gardens 1 streets.
VH work vehicles will only be allowed to pass through the main entrance/exit in front of the Club House, when there is work necessary to be done.
The Owners and new Committee would like to share their sincere thanks to VH for their understanding, and especially thank Mr. A. Demou and C. Koliaros for their professionalism!
The complex now feels much quieter already :)
RAT MEASURES:
On the 13th of October, a pest control unit to inspected the areas affected by pests and took the according measures.
They placed 15 anti-rat contraptions where they were necessary.
Please note that the anti-rat contraptions will not be dangerous for other animals.

GARDENS AND GREEN AREAS:
The chairman of the new Committee, Alex Uzhanov, has negotiated with Mrs. A. Dorina of Vesta Holidays, that by the 7th of November 2021, a new landscape transformation will be made.
The plan will include all the necessary changes to reduce the amount of water consumed, and also beautify the whole area.
The new plan will cut shared owner costs and highly improve the landscapes.

LITTLE BUT GROWING
As per Vestas positive and collaboration oriented spirit, they have been slowly but steadily working with the OMC, on fixing smaller and larger issues around the complex.
The latest fixes were the hole on one of the sewage lids near M2 & M3, which was potentially dangerous.
Additionally, Vesta fixed a water hose that had been damaged an leaking all over the concrete around it.

11TH OCTOBER 2021 MEETING MINUTES
The committee and all the owners who could attend, held an informal meeting around the pool to discuss various questions and suggest improvements.

11TH OCTOBER 2021 MEETING EXTRA
During the informal meeting on the 11th of October, some questions were raised by one of the owners. The OMC answered all of them as best as they could.

The reorganization and trimming of the pine trees around pool B and along the back side of M1 – M5 has been conducted. It finally looks better, cleaner and safer.
All Owners complains have been sorted out.
ONE tree has been removed as per the recommendation and legal permission of the forestry department, since it was very old and was falling apart.
