09.06.2026: RG1 not a loading zone
Du to several feedbacks from owners OMC reached out to Vesta today and requested them to stop using RG1 as a loading zone for other complexes. Vesta has a warehouse in Geroskipou which should be used for that.
We hope that it will improve situation.
02.06.2026: Trimming of palm trees
Trimming of palm trees and removal of seed have started today.
25.05.2026: Gardens look amazing
The work of the Committee and new gardeners transformed green areas into blooming gardens. It`s nice to see that efforts are noticed by the owners.
15.05.2026: Cutting of palm seeds
The committee have instructed Vesta to cut down all palm seeds to avoid fruit stains & bat droppings later this year.
12.05.2026: Reorganization of water supply
The committee initiated a large-scale reorganization of the system for watering the complex's green areas and supplying water to swimming pools, showers and toilets.
Work began on May 11, 2026. Vesta is the contractor. Completion is scheduled for May 20, 2026. The goal of the work is to more evenly and efficiently distribute water from public meters (11 in total), resulting in savings of up to €3,000 per year.
12.05.2026: Gravel works
Work continues to protect the soil from erosion by heavy rains and hurricanes (everyone remembers the hurricane of November 2, 2024).
The plan is to complete the installation of membranes and gravel in all problem areas before the autumn and winter rains begin again.
Another important factor is that the membrane and gravel retain moisture. This supports plant growth, reduces water consumption, and helps plants survive the hot, dry summer months.
12.05.2026: No parking area outside Gate A
“No parking” signs are installed on the both sides of the main entrance (Gate A).
We hope this will help improve the safety of entry and exit through these gates, especially in the morning, when residents rush to work and drop off their children at school, and a number of parked vehicles block all visibility to passing traffic.
By the way, we remind you that in accordance with European (and Cypriot!) traffic regulations, it is prohibited to park a car closer than 15 meters from the crossroads and exits.”.
19.04.2026: Area around Gate B is being improved
Vesta Holidays are carrying out improvement works around Gate B. Works will contribute to leading water coming from the road passing Blocks 3, 4, 5, 6 and 7 out of our complex; improve visual appearance; tidy up area for garbage bins and create one additional parking space.

All issues proposed for the discussion are important to the proper functioning and development of the complex.
And the Budget—the Society's primary financial plan—has never before been discussed at a meeting of all owners.

1. The Assembly fully supported the Committee's position that cleaning, gardening, pool maintenance and administrative costs remain at 2025 levels. No additional costs for the `Responsible Person'. The increase in the Enhancement Fund should provide financing for the planned works in the complex.
The Assembly recommended continuing negotiations and finding a reasonable solution that protects the interests of owners and saves money.
2. The Assembly approved Committee's composition of 3-5 members.
3. A guard/pool attendant was approved for the period 01.05.2026 – 31.10.2026.
4. “House rules” were presented and approved.

12.03.2026: EGM: Rules of participation
With this Committee would like to inform you on the rules established by the law of Cyprus for the registration of participants in general meetings and voting at them:
In accordance with the Regulation - IPL 1993 there is only one
method of registering meeting participants to determine whether a quorum exists. The formulation of the method is given in IPL 1993, Section 38T, Part 5 (20): “No business shall take place at any general meeting if there is no quorum of the persons who are entitled to vote at the time when the meetings deals with the business. There is quorum if there are present, in person or proxy, fifty per cent (50%) of the owners of the jointly-owned property as shown in section 38I of the Law and in Table A which is attached to this Regulation.”
Section 38I states how to calculate quorum – calculation is based on the each unit’s proportion of the joint ownership shown in Table A.
Failure to comply with the rules established by Law results in the meeting and decisions being declared illegal and cancelled.
The same provision applies to voting when it is carried out not by “hand” but by “voting, secret voting (ballots)” IPL 1993, Section 38T, Part 5 (25).
Therefore, we kindly ask you - when preparing and issuing Proxies and registering at the Meeting - to indicate your share in your property.
For example, an apartment is owned by two people, A and B. A's share is 30%, B's share is 70%.
This must be indicated in the Proxy and when registering at the meeting.
Looking forward to see you at our Meetings on March 17 and 24, 2026.
10.03.2026: Fence between M68 and Gate B
Last piece of fencing around RG1 is finally in place. A beautiful galvanized metal fence is now installed, making this area more secure. This will undoubtedly increase safety and security of all residents and their properties.

16.12.2025: Main entrance improvement!
Under supervision of our new gardener Leo main entrance area have received a long awaited visual improvement!
10.12.2025: Merry Christmas!
OMC would like to with a Merry Christmas to all residents of Regina Gardens!
07.12.2025: Please do not feed stray cats!
There are a number of reasons for not feeding stray cats: droppings in green areas, starvation when people feeding go back from holidays, parasites and diseases. Especially last one becomes more and more important.
This year the legislation regarding sanitary standards for swimming pools have been changed. Rules around acceptable levels of both chemicals and micro-organisms are now significantly stricter. With this comes also controls from the municipality and fines.
According to legislation, pets of any kind are strictly prohibited in pool areas, and same with pets access to drinking of pool water as this is a source of contamination.
We all know that stray cats in our complex constantly drink water from the pools. We all need to be aware of that if sanitary regulations are violated, the pools may & will be closed, and we will be forced to pay for water changes and fines from common funds. Lawsuits from people who received health problems after swimming in a pool is also a risk we need to be aware of. There are already examples of such cases in Cyprus.
All this can result in significant additional costs to Regina owners, even thought these costs are a result of those few who continue feeding stray cats inside the complex despite numerous requests not to.
If you still feed stray cats: please stop. If you see your neighbor feeding stray cats: please tell them to stop. All other complexes have stopped this problem long ago, we are nearly the only one left because owners / visitors does not seem to understand the importance of it.
02.12.2025: Owner identified!
Owner of garden furniture dumped at gate B have been successfully identified using cameras. Person responsible will get a reaction from Vesta with a choice of cleaning up or be presented with a bill of 100,- EUR which covers expenses for work & administration.
28.11.2025: Recycling area established!
In an attempt to discourage instances of residents placing general waste in the recycling bins, a ‘Recycling Station’ of five blue bins and two brown bins has been created opposite Block 5. This has necessitated re-siting some green, general waste bins which, it is hoped will not be too inconvenient. There are bins outside Blocks 6 and 3, both just a few meters away.
The OMC shares frustration of many owners at the way some residents dispose of rubbish and it is hoped that by moving the recycling bins away from the general waste bins it will not be so easy to drop general waste into them if the green bin next it is full. It also seemed sensible to keep brown and blue bins together - having blue bins sited without a brown bin next to it means that people will either put both paper and plastic in the blue bin or not use that bin at all. Other complexes have recycling areas so we thought it worth a try. This is also something majority of owners should be used to from other countries. We will now evaluate results and draw conclusions.
We receive many complaints from owners about dumping of rubbish, misuse of recycling bins, overfilling of green bins, when another bin might have space etc. All these things are extremely difficult to manage and the OMC is trying to deal with it. However, regardless of the amount of times we ask people to act responsibly, we cannot force people to stop these inconsiderate actions.
If any owner or resident has some ideas about how we can resolve this ongoing issue, the OMC would be happy to hear them.
21.11.2025: Results of AGM!
During todays meeting of owners of Regina Gardens 1 a number of important questions were discussed: repair & painting works, complex security, green areas, consequences of the storm, future projects. Current OMC reported on complex financial status and especially development in debt recovery. A detailed plan of suggested projects for 2026 was also presented.
Following candidates were chosen with the majority of voices for OMC for next year:
Alex Uzhanov
Chryso Economou
Michelle Thistleton
Susan George
Victor Gjeset
13.11.2025: New trees planted at the entrance
Old trees have rotted, garbage dumps and rubbish have become visible to everyone, including the owners' guests.
Of course, this seriously detracts the complex's appearance.
Therefore, new trees were planted. This will significantly improve Regina's appearance and attractiveness for investments.
01.11.2025: Work to reduce impact from flooding
Please read included circular regarding work being carried out to reduce impact from future floodings
30.10.2025: Let`s keep it clean & tidy, shall we?
Today we had a visit from the municipality to help us understand how we can prevent future floodings of Regina Gardens 1. Nice meeting where we got some useful recommendations & confirmations. What was really nice to hear was the comment "You do a good job, it looks really nice in here. Not all places we visit look like this". What a nice comment to get from government officials who visits countless complexes around Pafos!
Oki, we all know that bins are not a feast for the eyes. But, we have to have them. But, dumping stuff outside of the bins, we should really be better than that!
Majority of us have cars, and Green Point is just a few minutes away, and it`s free of charge. If you don`t have a car - use a home maintenance company like Ruperts Home & Pool maintenance (can be reached on 99 295 844 | +44 7805763539). For just a few EUR they take your stuff to Green Point for you.
So, let`s make this extra effort to have it clean & tidy around us. And, if you do see someone dumping stuff outside, simply approach them and tell, "Hei, your mum does not work here. Take it to the Green Point yourself"
28.10.2025: Complex security
Our fence has a few weak points which intruders have been observed using to gain access to our complex. OMC have identified 7 points which Vesta were asked to improve. 2 of them are now improved, making security situation in the complex even better.
28.10.2025: Blue bins
We have now 4 blue bins in Regina, evenly spread around the complex (new placement close to Block 8). Please make sure to use them when you dispose of plastic bottles.
09.10.2025: September newsletter
Please read included september newsletter from OMC.
09.10.2025: Storm Varvara consequences
Storm Varvara 07.10 did not do any damage to the complex, but showed potential problems. We have received a new good portion of wastewater, sand and leaves from the fields and green zone of RG2 above our complex. This is good reminder that we must speed up decision-making and begin actions to protect our complex from potential water damage from future storms.
09.10.2025: Bin stickers
All green bins have been stickered to make it clear what type of garbage they are intended for.
09.10.2025: Manhole covers improved
All manhole covers have been fixed with rubber to avoid noise. If you still can hear noise from any, please notify Vesta.
29.09.2025: Cleaning of public area
As everyone for sure noticed, public area in front of Regina Gardens was cleaned by Pafos Municipality workers. Area is owned by Pafos Municipality, but they had an agreement with Leptos that area will be kept tidy. When that did not happen, they have taken the matter in their own hands.
OMC is now in direct dialogue with Municipality to clarify future plans for the area (maintenance, planting), and to implement needs of our complex in their plans (reduce amount of dust, security of the complex, garbage / dog droppings). We will inform as soon as we have some clear answers & visibility to their plans.
29.09.2025: Solar lights, Block 8 (Gate B)
Vesta will be installing solar lights on Block 8 (Gate B) during this week. Several considerations had to be made (not to blind passing cars, provide enough light, distance to the road & movement detection range. We hope that we have found a solution and placement which will improve current lighting conditions.
25.08.2025: Pool A shower repaired
At OMC request wooden beam holding showers at Pool A is now repaired.
09.07.2025: How to avoid future flooding?!
OMC is worried about possibility for future flooding of RG1 if we do not take preventive measures. We have been working continuously with this matter and would like to give a situation update to all property owners in RG1.
Please, read included document.
21.06.2025: Manifolds in blocks are being replaced!
As a result of information from Vesta Holidays, in accordance with the recommendation from the Water Board Authority, we have begun replacing steel manifolds on water meters with bronze. Photo shows pipes already replaced in Block 3.
21.06.2025: Safety regulations for lifts!
Due to regular misuse of lifts, leading to breakdowns and dangerous situations (especially for children), the OMC has installed in every lift safety regulations.
14.06.2025: Thank you all for a great social event!
It has already become a tradition to gather together by the pools, in the middle of our beautiful garden and spend time with friends and neighbors. We are sure that today everything was successful, all participants made new acquaintances, got to know
their neighbors better and had a really good time.
The general opinion is that the tradition should be continued, so next event will be sometime in October/November. Stay tuned :)
09.06.2025: Midsummer Social Party!
Dear all!
This years summer party is taking place Saturday 14.06, 18:00 at Pool A. Please read included invitation :)
We are looking forward to see as many as possible there :)
06.06.2025: Controlling of population of stray cats!
Dear Owners and Residents,
We are aware of concerns that feeding stray cats is causing among some residents of Regina Gardens, particularly around Pool B.
We have previously requested that owners of short term rentals inform their guests not to feed cats around the complex and will continue to pursue this approach.
The civilised and humane approach to ensuring the best environment, for both people and cats, is to control the stray cat population.
Therefore, commencing 5 June FishingforFelines will periodically visit the complex to collect cats which have not been spayed or neutered, carry out the procedure and return them. The cats have to be returned because it is illegal to relocate them. However, by ensuring all cats are unable to reproduce, and by not encouraging stray cats, the number should not increase significantly.
We are aware that there are a number of owners/residents whose cats are well cared for, having been neutered, vaccinated and are regularly wormed etc. We would encourage anyone who is feeding cats to do the same.
Further information can be found on the Fishing for Felines website www.fishingforfelines.com
01.06.2025: Beware of strangers!
Attention to owners and residents of the RG1 complex.
During the last 2-3 months, people from outside have been getting into the complex almost daily using pedestrian gate C and climbing over the fence at Blocks 1 and 2.
They behave inappropriately and have been noticed trying to break into cars, watching residents' open houses, using swimming pools, showers and toilets. As the incident of 30.05.25 showed, they may have knifes.
Advice:
- Do not leave valuables unattended in gardens.
- Close and lock doors when not in your property.
- Keep an eye on your children.
- If you notice anyone acting suspiciously please report this immediately to the police.
27.05.2025: Sidewalk, Gate B!
Last part of the sidewalk at Gate B is finished.
22.05.2025: Children´s safety!
Please read included important document regarding children´s safety. Please do make this document available to your tenants with children.
22.05.2025: Garden works are finished!
Works with improving of gardens with gravel are finished.
22.05.2025: Zoonotic Disease!
Please read included article about what diseases could be passed from wild cats to humans.
21.05.2025: Safe boxes for keys for roof doors!
As children were observed playing & running on the roof of a block we had to install door locks and key safe boxes on all doors leading to roofs in all blocks. None in Regina wants to be a witness of an incident where a child falls down from the roof.
Codes to safe boxes will be distributed by Vesta.
Again, we urge parents to watch their children and not them run around unattended.
05.05.2025: Green areas works!
Works with improving our green areas are actively progressing. This will provide protection from the consequences of heavy rains, an obstacle to cats from using lawns as toilets, protection of the plants from heat and lack of water in the summer.
05.05.2025: Last fence element in place!
Last piece of fence around gate B is in place.
02.05.2025: Signs update & clean-up!
All signs around pools have been updated, and some old signs have been removed to make area more tidy.
01.05.2025: Pools are open!
Season 2025 is opened as of 01.05.2025.
All facilities are ready for owners and their guests rest and enjoyment.
29.04.25: Gardens improvement!
Gardens improvement project starts Wednesday 30.04.2025:
- Cat droppings will be removed everywhere
- Several large trees & smaller bushes will be planted in open spaces to give gardens a nice appearance
- Irrigation system will be checked and adjusted to give water to plants which actually need it
- New pathways will be established
- Ground cover and gravel will be placed on all open spaces to prevent cats from using gardens areas as a toilet.
Some areas will be closed off with a warning tape while works are being carried out.
29.04.25: Walking with dogs in Regina!
Please read included article about walking with dogs in Regina Gardens.
17.04.25: Happy Easter!
OMC is wishing all owners & Vesta Employees a bright, warm and beautiful Easter!
15.04.25: Coverage after storm!
VH and OMC have completed negotiations with our insurance company CNP (last meeting with the director of the CNP in Paphos took place 14.04.25) to obtain compensation for damage to the infrastructure of the complex during the storm of 02.11.2024. A lot of work was put down to achieve compensation:
- competently and carefully prepared claim
- large volume of photographs proving the scale of the disaster
- competently drawn up insurance protecting the interests of the owners
As a result: Regina Gardens 1 have received compensation covering more than 70% of the cost of the damage caused, which significantly reduced the owners' costs for repairing damaged property and tidying up the complex's territory, especially swimming pools and related equipment. It should be noted that all necessary work on sealing, cleaning and painting all three pools and reserve tanks was carried out at the same time by VH workers.
15.04.25: April newsletter from OMC!
Please read April Newsletter from OMC.
07.04.25: Trimming of pine trees!
Pine trees around pool B and behind buildings 8 and 9 are being trimmed. Caterpillar nests are being destroyed at the same time.
04.04.25: Updated version is out!
Exactly one month ago, on 02.03.2025, the Maintenance Plan developed by the Committee was posted on the Society’s website for the Owners’ information.
During this time, the owners sent valuable suggestions and recommendations to the Committee on how to improve and structure the Plan.
Thanks to everyone who took part in this work.
All proposals and comments received have been analyzed and taken into account in the document presented today.
This revised Maintenance Plan has already been sent to Vesta for use in its work.
We invite owners to take an active part in monitoring the implementation of planned activities and improving the plan itself..
29.03.25: Please, use pedestrian gates!
It has become obvious that a high number of residents are using the vehicle gates to enter/exit the complex on foot, rather than use the pedestrian gates. This practice needs to stop because it puts extra unnecessary strain on the mechanism and necessitates us having to repeatedly request repairs/adjustments to the gates, almost on a weekly basis.
Many of the people misusing the vehicle gates are long and short term tenants but the cost of repairs etc are borne by all owners on the complex. If you rent your property, either on a long or short term basis, please ensure that your tenants/guests have access to pedestrian key fobs and that they are aware they should ONLY use the vehicle gates if driving in and of the complex and NOT when entering or exiting on foot.
All owners were furnished with two pedestrian key fobs (with the option to purchase additional fobs if required). PLEASE USE THE PEDESTRIAN GATES WHEN ENTERING OR EXITING THE COMPLEX. .
02.03.25: Maintenance plan!
To improve the quality of maintenance of the Complex, OMC has developed the attached plan, which should be mandatory for the Management Company (VH) and which can be easily verified by both the Committee and the Owners. The plan was submitted to Vesta for consideration and, at the end of the discussion, should be an integral part of the Agreement between the Committee (Society) and Vesta, and serve as the basis for monitoring and evaluating of the work of the Management Company and developing and approving the budget. We will be grateful if you send us your recommendations and additions to this document.
27.02.25: Vandalism in gardens!
Unfortunately, we again see examples of vandalism in gardens destroying plants which all owners have paid for.
Please read included circular about this matter.
OMC would like to ask all owners to keep a watchful eye and stop any activities which are leading to damages of property or gardens. Or contact Vesta holidays immediately and let them deal with the matter.
23.02.25: Cleaning of roof drains!
Vesta is to clean roof drains in whole Regina and needs consent from villa owners to do so. Work is done at no direct cost to owners.
All drains will be cleaned during one day, and a forklift will be rented to ease access to roofs.
Please, contact Vesta and give your consent as soon as possible. If you require additional information, please contact OMC at [email protected]
01.02.25: New court case shows the way!
We are pleased to inform you that after all the measures taken by the OMC and Vesta Holidays, involvement of lawyers and a number of court meetings, the “story” of one of the returning debtors is over.
We have received a court decision: to collect the entire amount of the debt, plus our expenses from the tenant of the property. A great example which now will be used against other debtors who are renting out.
15.01.2025: Inspection of roof drains!
Dear owners!
OMC made a decision to inspect and clean all roof drains of all properties in whole complex, including town-houses and villas. This is to prevent damages to properties from heavy rains. Work is done at no cost to the owners.
Owners of town-houses and villas who are not in Regina should contact Vesta Holidays to give them permission to carry out the inspection.
21.12: Season's greetings from OMC!
Dear owners!
We wish you and your family members a Merry Christmas and a Happy New 2025 Year.
In 2024, our Regina has become even more beautiful and comfortable.
Thanks to everyone who helped make this happen!
We are confident that this trend will be successfully continued and we will all live and relax even better and more comfortably.
We wish all of you health, happiness and success.
OMC RG1
21.12: December newsletter!
Please read included December newsletter from OMC.
13.12: Pools are being refilled!
After full repair all pools are being refilled. It takes many truckloads with water. Refilling of Pool B started 3`rd of December and is now finalized. Pool A is next in line.
28.11: Pool repair!
All 3 pools are undergoing a full inspection & repair these days. Repair and replacement of tiles, cleaning and painting of channels, repair and replacement of gratings are some of the works which are being carried out. In addition, reserve tanks were checked and cleaned.
Vesta will start filling pools with water soon to have them ready for the 2025 season.
25.11: Clarifications about painting project!
Due to the fact many owners (even currently present in Regina), did not participate in the AGM 24, and the fact that Committee still continues to receive questions regarding painting of the blocks of apartments, we consider it appropriate to publish information which was given and discussed during the meeting:
1. All current calculations and prices are based on Vesta Holidays quotation for the reparation & painting of all buildings in the complex dated March 24, 2022. Prices in the offer do not include VAT.
2. The cost of painting per square meter of the blocks of apartments is cheaper than cost of painting of town houses and, especially, villas. If only blocks of apartments were to be painted, then painting would cost less than participating in the project covering the entire complex. Cost per 1 sq. meter for blocks of apartments is 10,34 EUR, and for the entire complex is 12,24 EUR. See explanation in included table.
3. Cost can also be compared through an example (see included table) where an apartment, town house and villa of an equal area of 100 sq. meters is to be repaired & painted. It is easy to see that participation in the project covering the entire complex increases the cost of work for apartments and reduces it for town houses and villas. Conclusion: it is more profitable for apartments to be painted separately, but for town houses and villas it is more profitable to remain in the project and reduce costs. Nevertheless many villa and townhouse owners chose to do reparations now, and not wait for the project, and by that effectively reducing total project cost.
21.11: Results of AGM!
During todays meeting of owners of Regina Gardens 1 a number of important questions were discussed: repair & painting works, complex security, green areas, consequences of the storm, future projects. Current OMC reported on complex financial status and especially development in debt recovery. A detailed plan of suggested projects for 2025 was also presented.
Following candidates were unanimously chosen for OMC for next year:
Alex Uzhanov
Annita Shartou
Paul Frazer
Susan George
Victor Gjeset
20.11: Thank you Stephen White!
The owners abandoned this house for more than 20 years ago. Appearance of both house and plot of land in front of it spoil the appearance of our complex.
Thank you Stephen for your constant care of Regina and efforts to make it more beautiful and comfortable.
That's how it was and that's how it is now.
12.11: Remember AGM 21.11.2024 @ 09:30
OMC would like to remind of the AGM, held 21.11.2024 @ 09:30.
12.11: Drainage improvement.
Several OMC members were monitoring drainage systems under recent storms. Films taken gave us valuable information on possible improvements to our drainage systems to be able to lead away more water and avoid flooding.
After analyzing videos together with us, Vesta is now carrying out necessary works to have everything ready before next heavy rain. All works are expected to be finished during this week.
08.11: Regina is recovering!
Step by step Regina is being taken back to the looks & order we are used to. Some works still remain: swimming pools, technical rooms of the swimming pools and a few parts of the internal road. OMC has close dialogue with Vesta about priorities, and Vesta is working around the clock to both repair and improve all affected areas. Some places we do structural changes which hopefully will help us avoid future problems.
04.11: Hurricane Photos!
Photos page is updated with photos of situation in Regina during and after the hurricane.
03.11: Recovery have started!
The 02.11.24 hurricane created many problems. The complex suffered a lot. Lots of dirt and damages.
It’s good that there are people who did not wait for a request or invitation, but just began to put in order houses where they live.
One example is Block 7. Residents gathered and washed the entrance. Click on the picture to see how it was and how it became. Thank you.
03.11: Hurricane of 02.11.2024!
The hurricane of 02.11.24 brought a lot of dirt and problems. Some equipment was damaged and all 3 swimming pools suffered a lot. The Committee and Vesta are taking all necessary measures to put the complex in order. Members of the Committee, despite the rain, already in the evening of 02.11.24 cleared road water drains and helped residents eliminate leaks in their apartments. Almost all Vesta employees arrived at the complex on Sunday, 03.11.24 and immediately began work in the most critical areas.
If necessary, additional workers and machines from other companies will be involved. We are confident that everything will be put in order as soon as possible and the complex will continue to live a normal life.
31.10: Car washing is prohibited in Regina!
We would like to remind that washing of cars is prohibited in Regina. Cyprus has strict rules concerning car washing. It also brings dirt and unwanted chemicals to our complex. Please, respect this simple rule. There are several car washing stations just a few meters from Regina.
29.10: Gate C is out of operation!
Sensor on Gate C was damaged by a car on the 25.10.2024, @ 11:53. Due to that gates are not operational. Vesta and repair company are notified, and we hope for a quick replacement & repair.
22.10: Unbelievable!
Toilet @Pool A, 18.10.2024. We are basically lost for words ...
16.10: Road works by Gate B!
EAC began work on connecting the buildings which are being constructed near RG1 to the electricity substation located on the territory of the complex opposite B8. At the request of the Committee, VH Engineering held discussions with the EAC and agreed on a work order to minimize damage to our new road. Upon completion of the work, EAC will cover the open areas with new asphalt.
16.10: Main gate reinstalled!
Around a month ago main gate was severely damaged by a leaving municipally garbage truck. New gate had to be made, which took time. Now gate is back, and Regina is a safer place.
11.10: Road speed signs!
New road speed signs are in place to remind everyone that speed limit in residential areas is 15 km per hour.
We hear different questions regarding placements and size of signs, which gives us a confirmation that signs have been seen, and will hopefully be followed.
We hope that this will benefit to solve speeding challenges in Regina, otherwise more measures will need to be considered.
06.10: October newsletter!
Please read October newsletter from OMC.
02.10: Simple parking rule!
As a courtesy to your neighbor, please try to position your entire car between the parking lines. It`s really not difficult, and gives a good self-realization feeling when achieved :)
26.09: Tidiness around Pool B!
Please read included circular regarding tidiness around Pool B.
25.09: Gate repairs started!
Thanks to Vesta & Costas for starting works on damaged gates. Gate pole and one section have been repaired. Damaged gates section is collected by the supplier and is undergoing repairs. We hope that gates are again operational within a short time.
21.09: Lighting improvement!
OMC have acquired a number of solar lights to improve lighting conditions & safety around all townhouses. Lights will provide general light after dark, but also increase in strength when movement is detected.
Lights have been acquired by OMC directly, resulting in a reduction of purchase price to nearly 1/3.
Vesta will start installation within a few days.
21.09: Gate A is damaged!
Be aware: Gate A have been hit by a government garbage truck and have to stay open. We already notice security implications due to that, as we se unwanted visitors around our pools. Workers from nearby building sites tend to use our pool and bathroom facilities if they get a chance. 2 "guests" had to be escorted out today after making a total mess in one of pools bathrooms.
Please, be more careful with your belongings and be more aware of activity and visitors inside Regina until gates are operational again. Inform pool guards / Vesta if you notice unwanted / suspicious activity.
14.09: Detailed plan of works for VH!
OMC initiated meetings with Vesta to present our suggestions and to create a detailed list of works to be done in the remaining of 2024 and 2025. Our goal is mutual understanding of expectations and requirements and highly detailed list to ensure proactiveness in day-to-day maintenance.
We would like to cover all da-to-day tasks, implement pro-active thinking to avoid costly break-downs & emergencies, and have good seasonal preparations (winter conservation & holiday season).
This work is started now to be finalized well in advance prior AGM to be presented there.
14.09: Color Advice!
Taking into account the wishes and opinions of the owners, trying to preserve the appearance of the complex in accordance with its original color scheme, and also taking into account the recommendations of VH, the OMC has decided to preserve the individual unique color of each building of the complex. So, if you plan to re-paint your villa, townhouse, or block of apartments in exactly the same color it has now, you can go ahead.
However, if the owner/owners wish to change color, it is recommended to use a lighter and more modern color, namely X-1 (Base A).
RAL code for blue rails is 5014
10.09: Pool rules!
We would again like to stress some points from basic pool rules:
1. No pets allowed in the pool area.
2. Infants are to wear swim diapers.
3. Clean up after yourself.
Those of you who do rentals, please make sure to inform your customers. We constantly see unacceptable behavior (like pet presence / dog droppings / left behind diapers) in the pool area.
10.09: Gate security is improved!
A member of the OMC was recently informed by an owner that at least one person from outside the complex was using a credit card to open Pedestrian Gate B. The committee member requested Vesta Holidays to make the necessary alteration to Gate B, which has now been done. Gates A and C were checked and cannot be opened without a key or code. .
06.08: Children`s pool is closed!
Children’s pool is closed following a human deposit being found in the pool. It is fenced off until testing confirms it is safe to go back in.
06.08: Gates are being painted!
All gates are being painted by Vesta Holidays as a part of maintenance of Regina Gardens.
05.08: Dog poo by the pool!
Today is the second time during last 2 week that dog poo was found within a meter from a pool. This is totally unacceptable, and has to stop. It`s simply shocking that we have owners/guests with so little respect to the complex they are a part of.
If you see anyone who is letting a dog do it`s business on cars / corners / not picking after it - please take a picture or inform OMC / Vesta. This is illegal in Cyprus, and these people will be reported to proper authorities. We remind that one needs a license to keep a dog.
If dog poo gets in the pool, it will have to be closed and cleaned at everyone`s expense.
05.08: Circular regarding repainting!
Please find attached, an important circular regarding the repainting of the complex.
15.07: July 2024 Newsletter
Please read included July 2024 newsletter.
05.07: Q&A about Green Fence project
It appears that certain owners find pleasure in spreading of untrue and misleading rumors regarding our complex. In order to ensure that all owners are in possession of correct facts, OMC would like to state following:
As part of the measures to provide security to the complex, its residents and their property, the construction of a 'green' fence is continuing along the rear of the properties that border the municipality land (V1 to M68). Why 'green'? To enhance the landscape of the area and because it is cheaper than fencing. The cost of one meter of a metal fence (as installed around the complex from B1 to B7) is twice the cost of the same amount of shrubs. In agreement with owners of the properties located along the above mentioned area, the OMC is purchasing mature shrubs (5 year old Lantana) and the owners provide water and care. As a result after a year or so, the majority of that area of the complex will be tightly covered with flowering shrubs. As well as the security aspect, there is the added advantage of reduced traffic noise, dust and a beautiful appearance. These measures will again have a positive effect on the market price of each property located on the territory.
03.07: Road works progress
Road words are moving forward. Drainage channel is improved and parking pays are being marked.
03.07: Green Fence project
OMC have started fulfilling Green Fence project in accordance with AGM meetings 2021-2023 and requests about additional security to the complex from owners. Project aims to close off all publicly opened areas between V1 and M68 with a natural green fence, as these areas are not suitable for ordinary fencing. Aim is to provide similar security and a better visual end-result compared to an ordinary fence. In addition green fencing helps to reduce noise and dust from roads. Green fencing is also much cheaper compared to an ordinary fence.
OMC had meetings with several garden centers and were recommended to use Lantanas. They provide a thick safe wall over 2 meters high which is impossible to cross. At the same time they give nice green background with many flowers. There are already existing lantana walls around Regina, so we also had a real life examples. Plants can be acquired rather mature, thus shortening waiting time for plants to become big.
First rounds of planting have been carried out successfully, and we have now more experience.
All owners of properties between V1 and M68 are now invited to participate in the project. Criteria:
1. There is an open space between property and public area which provides security risk for Regina Gardens (some properties already have good green walls providing necessary security).
2. OMC covers costs of plants and planting
3. Owner has to commit to upkeep (watering and trimming)
We have secured a significant amount of mature plants, and are ready to act immediately after owners commitment to point number 3.
Please contact OMC for participation.
25.06: This is illegal !
We remind that it is illegal to run a business which uses common areas (like keeping rental cars on public parking places) in Regina gardens.
25.06: What is wrong with people ?
How can someone find it normal to let his / her dog do it`s business on others property? This is also illegal in Cyprus, and we remind that one needs a license to be able to keep a dog and dogs must be registered.
From now on owners responsible for such actions will be found and reported to authorities.
25.06: Nearly there:
We are waiting for Vesta to finalize work they have started and to clean up where they have finished.
25.06: Gate C was tampered with:
Gate C was tampered with around 6 pm on the 23.06. Someone have switched off electricity to the gate which left it open. OMC looks seriously at this happening as this created a security issue for the complex as gates were open the whole night. We will try to identify responsible with help of security cameras.
OMC have asked Vesta a number of times to lock off all electricity rooms as we have seen children playing in them. We will again remind Vesta about this request.
25.06: This is how it should not be done:
Despite many warnings, we still see dumping of garbage in Regina. This was dumped during the night of 23.06. Responsible will be found with help of cameras and a bill for removal will be issued.
23.06: Rubbish situation in Regina :
Please read included circular about rubbish situation in Regina
17.06: Some updates around ongoing works:
1. Road markings: You have probably noticed some chalk marks on roads and pavement. Alex have been marking parking spaces to help Vesta with planning of road marking work. We expect it to finish already week 25
2. Manhole covers: We have identified 7 manhole covers which are still making sound when being stepped on. All are to be fixed this week. If you notice one making noise - please, take a picture and report to Vesta.
3. OMC & Vesta are in a direct dialogue with the Mayor around elevated pedestrian crossing, lights, speed control and garbage bins for the street in front of our main exit. All thanks to Vesta`s representative in OMC. This street has been a safety problem for a long time, and we hope that this dialogue will bring improvements not only for us, but for all pedestrian users of this street.
4. Gate B is unfortunately out of order at the moment due to a damaged electric wire. We are on it and expect rapid fix.
5. We notice increased number of holiday makers which enjoy vacations by the pool. LifeGuards are on duty to make sure that everyone are safe. We remind that wrist bands need to be visible for the LifeGuard. Extra wrist bands can be purchased from Vesta.
04.06: Remaining road works are ongoing
Works have started to properly fix sewer manhole covers and drain covers.
27.05: Pay attention to the speed limit
It is a speed limit of 15 km/h in Regina Gardens. Please, respect that.
27.05: Remaining roadworks
OMC have got numerous requests from owners regarding road condition and when all work including marking will be completed. Today we have got the following answer from VH:
“Unfortunately, we had an emergency situation on one of our other projects that required extensive full time road works so as not to leave owners without a water supply.
It is expected that work will start at Regina I, by next week at the latest, with a target to finish within 1 month (sewer man holes and markings).”

Within a couple of weeks all hatches and drains will be fixed and road / parking marks will be applied.
08.05: Last warning about private sunbeds
A number of sun beds has been left around pool B area for some months / over winter. They are currently stored behind the Vesta Offices building. The OMC has requested, several times, that sun beds are not left around the pools when properties are not in use, in order to keep pool areas looking nice. These items cannot continue to be stored behind the Vesta Offices building, as considerable effort has been made to improve that area, and storing sun beds (which get extremely dirty) is unsightly and negates all of these efforts. We, therefore respectfully request that sun beds are removed by 31 May, otherwise they will be disposed of.
Do you recognize Your own sunbed on this Picture? Take action before 31.05!
02.05: Small pool is now clean!

2. Payments to the construction company are stopped. Only 40% was paid as advance payment.
3. Road will not be approved without experts examination and conclusion that it is of good quality and fit for purpose.

06.11: New debt recovery
We are getting 1 300,- EUR back due to sale of B1-204. We are happy to see that list of long term debtors is getting shorter and shorter and is contributing to our abilities to improve RG1 without asking for additional funds from current owners.
04.11: Both hatches are repaired
OMC & Vesta are working closely together these days through a list of 42 points which require attention after last week's roadworks. Other matters are though not forgotten either: 2 damaged hatches were on top of our priority last 2 weeks as they were a safety issue and thus a matter of several meetings with Vesta.
We are happy to inform that both hatches are now repaired. We appreciate that Vesta accepted our request to prioritise them with both safety markings and replacement, despite actually being Cyta's responsibility.
2 points less on our follow up list 👍 Happy & safe walking around RG1 :)
Do you see issues which need to be addressed? Please email OMC with info and a picture.
03.11: Remember AGM 14`th of November

20.09: Plaques on benches
Metal plaques are fitted to the wooden benches to remind users of the origin of this gift
30.08: Wild Dogs 2
Wild dogs visiting Regina is a returning problem. After careful consideration the OMC has decided not to proceed with a temporary fence along the back perimeter, as this would cost several thousand euros. It was felt this would be improper use of community funds, particularly as it would only be discarded when the permanent fence is erected. A permanent steel fence, along the back perimeter road, should prevent dog and human interlopers. This will be erected as soon as possible.
The OMC has been informed that neither the police nor the municipality will do anything about this problem. We will, however, continue to email the municipality regularly, in the hope that they will respond. Owners and residents are free to email the municipality as well.
09.08: Wild Dogs
3 wild dogs have been observed in Regina earlier today. Fortunately Paul managed to chase them away! Please, inform Vesta immediately if you see them around again - we do not want them in Regina.
21.07: July Newsletter
July newsletter from OMC is now available online and is also placed around RG1.
07.07: Pathway repaired!

These beautiful benches are a gift from original owners in Regina Gardens. We believe that it will be highly appreciated by everyone. Please, enjoy and take care, so that they last for a long time!
29.05: Swimming Pool Safety Message!
In light of a recent report in the Cyprus media of a young child having drowned in a complex swimming pool and of reports that on Regina Gardens 1, a number of young children have recently fallen into swimming pools please note the following:
CHILDREN UNDER THE AGE OF 12 MUST BE SUPERVISED IN AND AROUND THE POOLS AT ALL TIMES
Luckily, all of the children in RG1 were okay, having been saved by either a parent or the lifeguard. However, it is important that parents supervise their children appropriately.
22.05: Stones in the pool!
It is with dismay that the OMC has to report that large stones are again being thrown into swimming pools on Regina 1.
If the pool surfaces are damaged, it will be extremely costly to repair them.
So, once again, we appeal to parents to supervise their children and not allow them to do this.
06.05: We love our gardens!
One and a half year ago we made improvements of 3 areas: new plants & new automated irrigation system. Invested 3000,- EUR. Cost of water reduction in 2022 was 3023,- EUR. So investing in these systems and planting have paid themselves in 12 months. And we have beautiful fields of plants and flowers. Gardens are back to Regina Gardens to everyone`s enjoyment.
06.05: Dry River project
28.04.2023 we have finished the first stage of the “Dry river” project. In 4 areas 10 cm gravel and 20 cm soil were placed and about 100 plants planted transforming empty river to a river of flowers.
Areas around pools look now much better and we hope that owners and their guests will be pleased with it. Works will be continued in November 2023.

All sunbeds around pools and Club House were checked and repair works have started. Broken sunbeds will be removed asap. Good sunbeds will be placed around our pools.

for their active personal participation in preparation for the start of the season.
We would also like to remind that it is important to take good care of our complex as all repairs take money from our budget.
19.04: Who is stealing our bulbs?!
Yes, your are reading it right, someone is stealing LED bulbs around Regina (or replacing them with old fashion bulbs which use lots of energy).
If you suddenly see someone doing something with lights, please do pay attention to what is going on! Bulbs are cheap, but electrician who needs to change them is not. We all have to pay Vesta for both new bulbs and work.
07.04: Fence on kiosk side is finished!
Fence on kiosk side is now finished. 75 meters of additional security against unwanted visitors!
We would again thank VH for nicely managed project and improving our complex.
16.04: Improvement in finances!
Great news for Regina. We got a Real Easter gift (just in time) for our Society! 8000,00 EUR are returned to our available finances!
Legal actions taken in time against one of the biggest debtor gave us a irrevocable possibility to return this money to Owners. Sale of a property with over 8k in debt to us is completed and funds are credited into our account!
Congratulations! And Great thanks to all who took part in this issue!
04.04: Traffic rules in Regina!
This sign indicates a residential area with a speed limit of 20kph and full priority for pedestrians.
As a result of complaints from residents, these signs were erected on Regina 1, but we are increasingly seeing people not observing this speed limit.
It is imperative to comply with these signs so as not to endanger life and we, therefore, respectfully request that residents comply with the signs.
Owners who rent to holiday makers, including friends and family, please that guests are aware of the need to comply with the signs!

30.03: Rocks in Pool B!
It has come to our attention that someone has been throwing rocks into Pool B. This has the potential to damage the tiles, and should this happen the pool will need to be closed for repair. If the pool is damaged the cost of repair will be attributed to the culprit(s).
We have had reports of bad, unchecked behaviour of children in this area and, if they are responsible, their parents will be billed for any costs incurred to repair any damage. Parents, you are responsible for your children and they should not be allowed, unsupervised, around the pool areas.
If owners/residents see anyone doing this, or if you know who is responsible, please advise OMC/Vesta Holidays.
