LIFEGUARDS WILL BE ON DUTY 

From 10 AM till 6 PM 

EVERY DAY 

(Outside of these hours the pools will be closed*) 

 

Do not forget to wear your personal WRISTBAND.

NOTE: Children under 12 are to be accompanied by adults, and do not need to wear wristbands. Children over 12 can attend unaccompanied and MUST wear theirs.

APRIL 12 MEETING OUTCOME

The 2nd residential meeting was held on the 12th of April 2022 and an almost unanimous vote was reached to successfully implement NEW modern security measures to further protect the complex as an initial step. Later steps will include re-painting and fixing of the roads.

REGINA 1 CLEANING SCHEDULE

Our neighbors and co-residents have reached out to the OMC to ask about the cleaning schedules of RG1. 

The OMC was also asked to step in and try to improve the efficiency of the cleaning efforts. 

We have further discussed the matter with VH and have posted here the schedule that is officially being followed by the VH personnel. 

We hope to have already observed improvements and to see more coming.

NEW SIGNS

A big informational board was placed at the entrance of RG1 near the VH club house.

Additionally, for the the safety of all residents, young and not so young, safety signs were places in various locations of the project. Hopefully they should remind everyone to follow the basic movement rules that can help create a more peaceful community. 

The BLUE sign represents "Living Area" and is a universal sign used all around the world and stands for: 

  • Max Vehicle speed 20kmh
  • Pedestrians have absolute priority
  • Car engines should be OFF when not moving

RG1 DEBTOR UPDATES 

Debtors are those owners in RG1 who owe money to the rest of the owners of RG 1, in respect of arrears associated with levies/fees on their properties. 
 

By recovering the outstanding debts we are able to increase the funds that enable works to be carried out for the improvement of RG1, and ensure a stable financial position for the complex.

NEIGHBORS REQUEST FROM 3 YEARS FULFILLED!

Long awaiting (3 years) request of some of our neighbors, was finally fulfilled yesterday. 

The requested Information boards have been relocated to a new and much better position. 



NEW INSURANCE

After weeks of negotiations with insurance companies, we have finally managed to arrange a significantly better deal for our complex. 

The new insurance is with the CNP group and it will have the same yearly price as the old insurance used to have. 

The main differences are that the old insurance covered only up to €0.5m in damages, while the NEW insurance will cover up to €1.5m in damages, plus a few more improvements regarding fires and other possible damages. 

BUDGET NEWS

The communal fees for year 2022 will NOT be increased. Regardless of all the changes and improvements done so far. 

Any surplus will be added to the total fund that will be used for upcoming bigger improvements after they have been voted during the next AGM. 

START OF LONG AWAITED GARDENS RENOVATION

The 24th of November 2021, marks the beginning of the RG1 garden renovations.

That includes a new more economic irrigation system and other approaches to make everything more efficient and better looking. 

The currently implemented upgrades will return the investment within 2 year. Leaving us with the new gardens and lower annual fees afterwards. 

INFO BOARDS

Information boards have been successfully placed in all major entrances of RG1. 
The information they contain on at the point of this writing (12/11/2021) is: 

1.       Information that % for debts is introduced from 01.01.2022 and possible means to pay.

2.       Rules for using the pools.

3.       Information about the “Recycling station”

4.       Useful phone numbers and addresses.

5.       Last “Information letter”.


THIS JUST IN:

As a result of negotiations  between OMC and Vesta Holidays (VH) on 27/09/2021, it is concluded that as of the 28/09/2021, VH vehicles will no longer be riding trough Regina Gardens 1 streets.
VH work vehicles will only be allowed to pass through the main entrance/exit in front of the Club House, when there is work necessary to be done.

The Owners and new Committee would like to share their sincere thanks to VH for their understanding, and especially thank  Mr. A. Demou and C. Koliaros for their professionalism!

The complex now feels much quieter already :)


RAT MEASURES:

On the 13th of October, a pest control unit to inspected the areas affected by pests and took the according measures.

They placed 15 anti-rat contraptions where they were necessary. 

Please note that the anti-rat contraptions will not be dangerous for other animals.

GARDENS AND GREEN AREAS:

The chairman of the new Committee, Alex Uzhanov, has negotiated with Mrs. A. Dorina of Vesta Holidays, that by the 7th of November 2021, a new landscape transformation will be made.

The plan will include all the necessary changes to reduce the amount of water consumed, and also beautify the whole area.

The new plan will cut shared owner costs and highly improve the landscapes.

LITTLE BUT GROWING

As per Vestas positive and collaboration oriented spirit, they have been slowly but steadily working with the OMC, on fixing smaller and larger issues around the complex.

The latest fixes were the hole on one of the sewage lids near M2 & M3, which was potentially dangerous.

Additionally, Vesta fixed a water hose that had been damaged an leaking all over the concrete around it.

11TH OCTOBER 2021 MEETING MINUTES

The committee and all the owners who could attend, held an informal meeting around the pool to discuss various questions and suggest improvements.

YOUR RIGHT TO KNOW:

As per orders of the old Committee, pine trees around the area of Pool B are supposed to be CUT.

The new Committee has intervened and managed to prevent this with an alternative solution!

11TH OCTOBER 2021 MEETING EXTRA

During the informal meeting on the 11th of October, some questions were raised by one of the owners. The OMC  answered all of them as best as they could. 


TREES PROCESSED

The reorganization and trimming of the pine trees around pool B and along the back side of M1 – M5 has been conducted. It finally looks better, cleaner and safer. 

All Owners complains have been sorted out. 

ONE tree has been removed as per the recommendation and legal permission of the forestry department, since it was very old and was falling apart.
